Partner has previous repossession

Hello

First off, thanks in advance for any advice

My partner went through a repossession in 2009 following a redundancy. There was a shortfall of 20k which he hasn't been paying as they have stopped chasing him and have marked it as settled in December 2012 following a default in June 2012.

I've been looking at getting a shared ownership mortgage on my own as my salary is only 21K and we don't have much deposit saved yet. What I am worried about is that on the mortgage application they will ask me if anybody else is going to be living in the property. Is it acceptable for me to tell them that my partner's credit rating renders him unsuitable to jointly apply and that's why I'm doing it on my own?

Also he earns over twice my salary and all of the bills come out of his current account. Will this be something that is flagged up on my affordability review that I don't have any outgoings? I don't want to be unethical/fraudulent and hate the thought of renting forever when we could get a foot on the ladder.

Any thoughts greatly appreciated

    You may have issues, it depends on the lender.

    If you are at the 95% end of the market, chances are you'll trip up if you try to use Leeds BS as it bases affordability on number of people in household and will treat him as dependent on you if he isn't named on the mortgage but will live in the property.

    If there are transfers between your bank accounts they will pick this up, so don't be tempted to try a "workaround."
