Valuation problems and delays- Help!

We are using a broker to obtain a mortgage through TSB. Our full application and all supporting documents where sent through to TSB on June 19th and the valuation (with Colleys) was booked in for the 24th.

This date came and went without word and when we chased last week it turned out that the valuation had not taken place as the valuer was 'ill'. However Colleys had also forgotten to tell our brokers or the estate agents it hadnt taken place and also didnt bother to set up another valuation.

This all came to light last week Friday (July 3rd) and our brokers assured us that as Colleys now had a 2 week waiting list they would be using another Valuation company and that they would ring the estate agents within 3 working days to set up a valuation date. As of today they still have not called and my partner and I are freaking out and very worried we will lose our property due to this stupid delay.

What I am a bit confused about is the process. The estate agents know the valuation company but apparently have to wait for them to call in order to arrange the new valuation- my question is if they know this company- why cant they just ring themsleves??? So frustrating :mad:

Also should we be directing our chasing towards our brokers? We keep getting 'We havent heard anything, we'll let you know when we know' type emails but as everything is now delayed should they be taking such a backseated approach? Shouldn't they be actively chasing TSB/Valuation company to get them to sort it out?

Do you think we should try calling TSB directly rather than relying on the brokers to do it? As we've had no contact with TSB so far though we have no idea who we should call..

    They should be able to tell you what's going on from the postcode of the property you are buying.

    Thanks, problem is I don't think they're using Colleys anymore due to the mistake and their long waiting list for another valuation. So they decided to use another company (name not confirmed) who were supposed to have a shorter waiting list and were going to call to arrange on Monday, but they haven't!

    Colleys is acting as panel manager either way, so the instruction will have passed through Colleys, not directly to the other surveyor by the lender.
