Advice please - restriction on property title

Hi
I purchased my home February 2013.

We in process of moving from a mortgage in my sole name with Halifax to another mortgage with Halifax, however we are adding my husband to the mortgage. So now its all with solicitors.

It's been with them since February!!

He hold up is there is a restriction on the title preventing a transfer of equity being registered without consent from Orbit Homes - the builder we purchased from.

Orbit have had this letter to sign for months... I don't really understand why they have a say over my home. But should I be worried this is taking so long?
The solicitors don't seem overly concerned. But it's starting to worry me now!

Any advice would be much appreciated. Thanks
