IFA or Mortgage broker??

Hi
Please could someone who is more in the know than me advise if I should be contacting an IFA or a mortgage broker?
Basically I would like to speak to someone to find out how much money we need to realistically need to save up in order to buy our first home, if we should be arranging a new loan deal (to better the one we currently have) and also realistically how much money we are likely to be able to borrow for a mortgage. They are the main things that I really need help with at the moment.
I don't want to waste anyone's time and ours by contacting the wrong person, so if you know whom I should contact then please please can you share the knowledge!!

You need a mortgage adviser or an IFA that transacts mortgage advice.
The term IFA relates to investment advisers. IFAs can also hold mortgage authorisation but the term IFA does not relate to mortgages. There is an increasing number of IFAs that do not transact mortgage business so you cannot assume just because someone is an IFA that they are also a mortgage adviser.I am an Independent Financial Adviser (IFA).
