help needed - valuation

I'm shopping around to remortgage. My current provider wouldn't need a valuation to remortgage but I am looking for a better rate. But would a new provider? I think my house may be worth less now than when bought.
My current provider will accept the price I bought it at as value now.
I am worried that no other mortgages are open to me if I have to accept a valuation. Would going through a broker help at all?

Has your house likely fallen in value, then? Re-mortgage will require a valuation. Retention products will likely use a house price index instead.0

Plenty of free valuation re-mortgages around. If property is down valued you simply remain with existing lender.:cool:0
