ID1 Form & Land Registry

Hi,

Wondered if you could help. My gran was made bankrupt in January 2015.

In 2008 my gran sold her house. However, what we didn't know was that part of the garden wasn't sold in the sale as the garden had a separate 'title number'. My gran purchased the garden from an electric company to extend hers during the 80s.

As this has now flagged up by the official receiver they, rightly, want this changing over to the owners name.

To do this we need to complete an ID1 form. We've just rang the solicitors who we sold the property through and they've told us it's £125 for this service.

I've only ever bought a house and not sold, but am I not right in thinking this should have been included in the original sale and is my gran being charged twice?

Who has overlooked this during the sale of the house, is it my grans selling solicitors or the buyers solicitors?

Any help you can provide would be great.

    Its not totally clear what you are trying to achieve.

    1. This patch of garden was sold with the house and the sale needs to be registered with the new owners

    2. The patch of garden wasn't sold, belongs to your gran and now the OR wants to claim the beneficial interest in it.
