Broker Recommendation Required

Good Afternoon,

After a broker recommendation for the following case;

Buy to let, midlands area, £60-£65,000 purchase price, 20% deposit, deposit from savings and matched betting profits, all in UK accounts. No bad credit. Homeowner. >£25k income. 2 credit cards, one with zero balance one with £5000 which is being stoozed but accessible.

Nothing to hide but feel my stumbling block may be the money transfers and lots of 4 figure transactions moving money during ascot etc.

I am aware of the fee free brokers but don't mind paying a fee for a whole of market broker who can get this sorted and who may also be able to recommend a legal firm who will understand my source of deposit.

    Appreciate you are looking for a broker because this is far from easy but I think there might be just a little TOO much to get this through at reasonable rates.

    Most BTLs require a 25% deposit and to be above £75k pp/valuation. Trying to overcome both of those will not be easy.

    Thanks for the reply ACG.

    Would this not fit with Hanley or Mortgage Works? Appreciate you will be much more knowledgeable than me. Also I can wait a couple of months and clear up statements etc if this is a major hurdle.

    BTLs are not really my thing, but I know there are not many lenders who will do 80% LTV and there are not many who will do below £75k purchase price, so to combine the 2 with the statements on top.

    Either of those lenders may be fine and if they are it sounds like you have done your homework but your options will be limited.

    Appreciate this is one for a broker, I do seem to fit those two lenders criteria but understand it won't be simple, thanks for your advice.
