    Some will but those landlords with foresight may want to raise rents again to factor in future possible rises.

    There aren't many cheap lunches if the cost of food keeps rising.

    From what the BTL landlords tell us it's because they reprice at the end of tenancies rather than during.

    Of course, interest rates haven't increased so anyone increasing rents would be less competitive in attracting the best tenants. In the case of all landlords facing increased costs then there will be fewer competitive alternatives for tenants.

    Perhaps it's moot. Who says a nation of hobbyist landlords is particularly efficient?

    I've just waved goodbye to a friend in Wood Green a few roads down that just moved out today.

    He was slightly unsettled because since selling his place and moving out today, a new house on his road is now going for 12% more than his asking price just three months ago.

    It's like the market is working on the assumption that if a house in London is under a million, it's a steal.

    Funny that ...
