Help to Buy - Negotiation

Hi all,
Currently I am looking to purchase a new-build property under help to buy equity loan.
I have seen a few properties and looking to go for a couple of them.
Please can anyone advise whether you can negotiate from the advertised prices?
Also how would you go about negotiate as normally the estate agent would negotiate on your behalf!
Any advise or help will be much appreciated.

Ask the builder what you want.
They say yes or no.
You'll normally find it easier to get a few cash/non-cash incentives than a price reduction but if the site is busy and selling quickly you won't get a lot.

As kingstreet said, what is the supply / demand like at the development you are looking at? I know it is an obvious point, but if the houses are selling within days / few weeks of going up then you probably have no chance of getting any discounts or upgrades - on the other hand if the houses are near built and remain unsold then you are in a stronger position to haggle - at the least you could probably get it carpeted throughout, fully fitted kitchen, alarm, etc as they will be eager to get a buyer.
At the end of the days though, there is no harm in asking!0
