    Yeah I completely forgot about stamp duty (I'm just under the threshold).
    I also figured you'd have beds/wardrobes already, you have children? If not then are the 3 beds needed? My 3rd room is going to be a table tennis room :j

    Other than bed + mattress everything else I bought was used so different budget requirements

    :) i dont have children but do have parents, siblings and grandma that likes to visit once a month so i would like to make it as comfortable as possible for them.
    I've have been renting a fully furnished apartment for the past 5 years so i dont really have any furniture at all, completely starting from scratch. Im not just trying to get the basics, just budgeting in advance for everything so i wont need to get into any debt :)

    Would also like to put a shower in as the current is only a bathtub.

    Im also looking at mortgages that allow you to overpay x% without any ERC so if i do have the cash spare left i can just overpay :T

    Don't apply for credit until you have completed, lenders might do another credit check before.
