where are my deeds?

i bought my house in 2004 and i am considering selling now because of the job situation. i phoned my lender to ask them about the mortgage exit fees and deed release fees and i was surprised that they told me that they dont have the deeds for my house as they said from 2003 they stopped keeping deeds as that is done electonically. they suggested contacting my solicitor who might have them. i am just wondering is this normal ? and if my solicitor have them will he charge me for storing them for 3 years even though i did not ask for that?

    It's true, that deeds are now stored electronically. Don't panic as the are available from the land registry and will be requested by your solicitor to transfer the mortgage deed.

    Why would you want them anyway?

    Yes, ours just appeared in the post one day from our lender - got quite excited for a few minutes, but I gather it's now done electronically. Bit on the news today about the fact that anyone can go on-line to the land registry &, for a few quid, see a copy of the deeds, together with your mortgage details and a copy of your signature thereon - ain't technology wonderful!! Seems they're not too concerned about misuse, but if it does occur they will review they're systems - makes me feel happier!?

    There's still usually a pack of documents , tahts passed on on purchase .. worth keeping them safe , as can be useful on resale

    i had the same situation last month,i want to pay off my mortgage and ask my lender how i get the deeds back,they told me they dont have them,which made me worry.i went to the land registry website paid £3 and got all the details,as for the original deeds nobody seems to know where they are!

    thank you all guys for replying...so as it stands i dont need to look for them and if i sell the house the buyers solicitor will find them electronically...am i right?

    as long as you have a registered property with the Land Registry
  • The original deeds will have been shredded after they were scanned by the land registry. In fact all deeds including mortgages only exist as scanned documents. Once your house is registered the paper deeds only have historic interest and no legal significance
  • 'Dematerialisation' or 'Demat' for those lazy ppl :D
