    Yeah your way makes perfect sense in reality. Like you say I'd only have £75k to invest so it's how that£75k is performing..

    Because that is the way Lucy does it on homes under the hammer and as a developer she knows more than me or you lol.

    and you dont know how much a house is worth until it is sold. Any value apart from what you paid/put into it on top, is pure speculation.

    What you paid for it is known but entirely irrelevant. It's a sunk cost. You calculate the yield on equities by what they would fetch if you sold them today, not on what Grandad bought them for.
    Free the dunston one next time too.

    What's peoplev views on the lack of diversification if I stick with the Vanguard LS's?

    They are quite well diversified on their own, esp the ones like 80 that contain assets other than equities. But even the equities are diversified over different markets (unless you choose a UK specific one)

    Yes, this. And you are already pretty well exposed to the UK Property market through your own houses, so probably wouldn't need to add that to your fund-based investments.

    Equities are a different asset, but I calculate my yield on what I paid for them. Maybe go to current price years down the road, but I dont revalue my yield constantly.

    In any case, most of the single shares I own I bought for growth not income. When structuring a DD portfolio it will be all about income and not just accumulation for me.
