speaking with seller directly - allowed?

Is it allowed to speak with the seller directly?

We have put an offer 2 months ago for a house.
We have been refused for 2 first times and then we have been approved on the 3rd application.
Now when we have the mortgage approved we were told that the seller accepted another offer which was also 3k more than we have offered.
When they moved to another offer they told us that seller is happy to accept us as buyers when we will get the mortgage.
Now i know that the other buyers are in the early stage of mortgage (1 week since they started collecting documents).
I know we have a strong position against the other buyers but i think that estate agent doesn`t pass all the information we have provided.

Should i go and speak with the seller directly?
Is this against the estate agent?

    I wonder if they also told the new buyers that the process with them can be aborted at any time if another party obtains a mortgage.
    It looks like the seller is hedging their bets, but it doesn't look to me as ver fair with the buyers. One thing is to get people in a bidding war, another is to let them race to exchange.

    Estate Agents are obliged to give all offers to their vendor.


    Whether they do or not is a different matter.


    Be prepared from any reaction from your vendor, from matter of fact, to outraged, to panicky.

    If the costs spent are already not too high, I personally would walk away, the vendor is playing games over a few thousand. He will end up with egg on his face.
    I wouldn't talk to vendor, it won't change a thing, it may make him more apprehensive towards you. Seems he's more after money which to be fair from his point of view, it's business

    i know it`s about the money, i am also happy to pay a bit more and match the other buyer`s price

    i was told by the estate agent that the seller will be happy to accept our offer if we will get the mortgage, then i see no reason to walk away

    would you walk away if you found your perfect place?

    i know they are also in a hurry as they have 3-4 other people in the chain and we would close the chain in few weeks where the other buyer can still be refused
    so i think we are in much stronger position

    So it's a race to who gets the mortgage offer first, better make sure your broker is efficient.


    If it's your dream home, then pay what you think the house is worth and make sure you have no regrets. Most of all don't over stretch yourself or you will end up in financial pain.
