1 years accounts at any LTV is really going to need a broker.
1 years and 4.5x income is definitely going to need to a broker.

I would just save time and go straight to one as it will depend a lot on the rest of your income and expenditure, age among other things.

  • Is it possible? Yes.

Is it possible direct? Probably not, to be honest.

You will probably need your company accounts as well to show. But definitely recommend a broker, but don't expect the best deals from mortgage best buys tables as your self employed.
