I got accepted Today. As an FTB at asking price I was pretty much expecting it to be approved (especially after calling HSBC last night to get a AIP over the phone).

It didn't feel like a win though as I got nothing off asking & the net says 5-10% is common

That depends what the asking price was compared to what houses are selling for. If next door had sold for £100K a month ago, would you prefer to pay the asking price if it was £99K or get 5-10% off of an asking price of £111K. We in Britain do like to get a bargain, that's why so many retailers have high prices and do sales o bring them down to normal because people focus on what they are saving not what they are paying.

Next door sold for £118k in feb 2013 but needed some decorating looking at the zoopla photos.
I paid £124,950 so quite a bit higher but the owner did say she'd leave all the kitchen appliances if she got at/near asking price when I was 2nd viewing (most are already fitted, the extras are washing machine, portable freezer & dish washer I think). Asked the estate agent to verify this is still the case.
    Mortgage (Nov 15): £79,950 | Mortgage (May 19): £71,754 | Mortgage (Sep 22): £0
    Cashback sites: £900 | £30k in 2016: £30,300 (101%)

even if she left all kitchen appliances, it is not worth extra 6k, what appliances are they? coated in Gold?

Since it was a verbal agreement it's a bad deal. I would rather use my own washing machine and fridge tbh

Too late to reduce now unless she re-negs on the appliances :P
"Overall sold prices in West Bromwich over the last year were 7% up" according to rightmove so could be worse

Prices haven't held flat for 2 years though, so £124k isn't too bad if the other sale was £118K in 2013, that's 5% over 2 years, so looks fine (a 7% pa increase would mean £135k). The appliances were the deal sweetener

Thanks again for all the comments everyone.

Just an update. I didn't put an offer in on that one in the end before I could they'd already accepted and offer and the EA had the cheek to say to me perhaps you asked too many questions! So I was like that's for your advice and I know you're in the field and all but I need to do things on my terms. I'd rather know for sure than just risk it and then waste my own and others time and money for just not asking some questions! lol

We're now moving up North!! Will just be so much better there for us especially me living this close to London just makes me so ill all the time I need some space!!

How's your house buying going Dird did you manage to renegotiate the price at any point due to the Survey or Valuation etc?
