Buying Part Ex Houses from Builders???

i have found a part ex property in my area that is for sale via a house builder. I have heard that you can often negotiate a good deal as the builders are looking to get rid of these asap however when looking in this an agent is acting on the builder behalf. Would it be more wise to contact the building firm direct or do you have to go through the agent? Am i more likely to get a better deal direct? It is slightly out of our price bracket but i know it has been empty for a while and we can move quickly.

    I would imagine the builder would tell you to go through the agent as they are paying them to do the job. If its a large company - barrats kind of people they will def direct you through the agent. If its a local one, you may get lucky by going direct if they have done this part ex as a one off kind of thing.

    By all means try the builder first but be prepared to go back to the agent.

    Why don't you just put in your offer to the agent and take it from there. I agree with homer that the builder is likely to tell you to deal with them anyway. The builders do tend to price these houses to sell for cashflow reasons, so worth chancing your arm.
