Mortgage valuation question

Hi

We have made an offer on a house and will be changing our current house to a buy to let. We need it to be worth £110k on the mortgage valuation for the figures to all stack up.

Local estate agents have valued it at between £119 and £135. One of them said realistically we would be looking to get around £110 (who valued it at £119k).

The problem is the house is unusual. It is and end terrace. All other terraces in the street have 2 sometimes 3 bedrooms and yards. No gardens or parking.

We have 4 bedrooms, 2 bathrooms, a large conservatory, 1/5 acre of gardens and a driveway for 2 cars.

I have read that some mortgage companies only do drive-by or external valuations. I think in our case it would be helpful to have an internal valuation so they don't compare our house with the other 2 that have sold in our street in the last month (£66000)

Does anyone have any idea if any mortgage companies guarantee an internal survey or whether it is possible to pay extra to request one?

    We are currently selling our house and buying another, and had also heard that some surveys are done as a drive by. However, both mortgage valuations are making appointments with us and the lady selling our house to us, so they definitely aren't! Not much help to you, but just our current experience. You will soon know if you get a phone call from the surveyor to make an appointment. Good luck!
