Halifax application referred to underwriter

I applied for a mortgage via the mortgage advisor of Halifax in the local branch on Wednesday. The application was fine as I passed the credit check with A and had reasonable affordablity and deposit. But in the end I was told my application would have to be referred to the underwriter, according to the decision of the Halifax computer system. The advisor was very nice to let me see the decision and the reason shown on his computer monitor.

The reason for my app being referred, as suggested by Halifax computer system, is because of a note of correction in my credit report, in which I added a couple of years ago to explain I could not register on the electoral roll due to my non-british nationality. The advisor told me my underwriting should be fine after I showed my latest experian credit report to him. I asked him if I need any other documentation for underwritters, such as P60, employment reference, statement, etc. The advisor did not think so and told me the underwriter in Halifax would normally does what the system suggests to underwrite - check my note of correcition. May I know if this is really how underwriting process works in Halifax, or the underwriter would need to go through everything related to my application? Personally I prefer to trust the advisor as he helped me to get a mortgage from Halifax a few years ago.

    I think when there is a correction notice it forces you out of an automated process as the point of a correction notice is for someone to read what is on there. If it was ignored then it would be pointless having them. I suspect the underwriter will just look at that bit and as it isn't related to income or bad credit, you should be ok

    Notices of correction are more trouble than they are worth.

    In your case, anyone would know you can't be on the electoral roll if you aren't a UK citizen.

    A NOC should only be entered for a serious credit issue such as identity theft or fraud.

    We had a case last week where the applicant was resolving what appeared to be two months mortgage arrears caused by his lender when he asked to change payment dates. It was all resolved with an updated credit file and letter from the lender, then the applicant added a NOC without telling us. We moved from the M6 to the dirt track of waiting three days for the underwriter to confirm the case was acceptable.

    I would hope so, although it may bring some unpredictable troubles.

    Can't agree more. I feel very stupid myself to add this note on my credit report two years ago, as it now brings more pain than the gain. I hope my NOC would not adversely affect my application. I bank with the lender (Halifax) for quite a few years and they should have already known I am not a UK citizen. The advisor has also keyed in my non-uk nationality when we made the full application and told me it would not affect the app, accordin to the LTV and employment history. Nevertheless, I would try to ask the CRA to remove the crap NOC after the app is completed.

    Did you have it added to all three versions of your credit file? If so, you'll have to ask all three CRAs.

    I added the NOC to equifax in the first place, and the NOC was then automatically transferred to experian. THe noddle one does not show any NOC yet. Shall I ask the CRA to remove it now when my app is being processed, or wait until the dust has settled?
