There are lenders who will base affordability on one year's trading, accepting one year's accounts or one year's HMRC SA302.
Most insist on two years.
As you got a mortgage three years ago with one year, don't you now have four years? Lenders take only the latest two, averaged if the latest year is better than the year before.I am a mortgage broker.
