Nothing confirmed by a dr pregnancy-wise, so yes would be super early days, would be interested in what point people would class a pregnancy as a change in circumstance, I imagine that's hugely open to interpretation.

Exchange is looking imminent, but it has for the last month! There are queries from our seller's solicitors to the new build solicitors and no one seems to have a clue what they are or why they are taking so long.

We are very far away from our max borrowing, our affordability was c200k and we are taking out a mortgage for 135k.

Without any doubt it would have a material financial impact on your lives. Only you know if it's affordable or not. I'd worry less about other views. Instead think long and hard about ones own circumstances. Playing games of chance are for the foolish.
  • Some people wouldn't even find out they were pregnant before a few months. How would they be able to prove you knew before exchange? And how would they find out before? Personally I'd keep tight lipped and hopefully it'll all exchange soon and you can go on to enjoy a happy & healthy 9 months :)

Well it looks like exchange is imminent (tomorrow/Monday to complete in 2 weeks' time) so it looks like the worrying was unnecessary. Now, to figure out how to get a 3 bedroom house completely redone in 8 months!

Blimey! When I read the title to the post I couldn't recall any lender offering this option!:D

Good luck, am not sure which is more stressful, the way you are doing it, or when we did it with a 5 month old, and a 3 yr old roaming around wanting to help paint the walls. :)

Thanks Paully, I'm sure both ways have their 'quirks'! Glad to have no kids around yet though with things like rewiring to get sorted! Going to be hectic...

Congratulations, but do double check all your figures. If nursery is looking likely you could be looking at £45 per day childcare. Our childcare for 2 toddlers is more than our mortgage!

Good luck, hope all goes well!

PS I wouldnt be saying anything to the lender if you are confident you can afford house/baby/childcare....
  • Thanks ellie27, hubby could cover mortgage on his salary, he gets plenty of regular overtime that wasn't taken into account when we applied so the books should all balance ok! *crosses fingers*

We've not told anyone yet (apart from me blabbing to a forum full of moneysavers) so won't be telling the lender if we exchange next week.
