Well this is my second time here, tried getting a mortgage last year but gave up due to the house I wanted being a non standard construction and therefore struggled to get the mortgage.
So this time round I've made sure I'm buying a house made from bricks! only the valuation has led to the lender placing a 3k retention on the mortgage due to damp!! I've had an independent survey done and it is mostly remedial plastering needed.
In order to claim back the money they have retained I Just wondered how does the lender know I've done the work? , do they redo valuation, do I arrange for another damp survey or do I send in invoices of works done??
Thanks

Proof of work like invoices should do it, but only your lender can say for sure, so check with hem to be sure - they may need the work done by a member of a relevant trade body to qualify0
