Same day mortgage in principle - Broker recommendations?

Hi everyone,


I have seen a property I want which did not sell at auction last week, after speaking with the estate agent and auctioneer I can put an offer forward but it needs to be done ASAP.

I have a solicitor in place and all the funds but need a good (reasonably charged) mortgage broker to help out as I am self employed plus I am looking for a mortgage with little/no ERC's as this property will be done up and sold on.

Is there any recommendations from members on here?

  • Same day? Someone local, and who has a couple of hours spare to sit down and run through things with you, I would suggest. Speak to them first and check which documents they want for this.

    DIPs can be done the same day, but I think you really need a smallsh firm who can be a little flexible in terms of what they will need.

    I would ring some local firms as Mark says. Im sure there will be some who could do it.

    I took a phone enquiry at 4.00 yesterday.

    I issued our terms of business and data capture form at 4.10.

    It was completed and back by 6.12 with a credit file.

    I picked it up at 7.38 this morning, set up a client file and produced illustrations. These were emailed to the client at 8.18 with a request for authority to obtain a decision in principle.

    This was received at 8.47, done soon after and the confirmation of the DIP pass was emailed to the client at 09.25.

    TBH that's pretty much how most of our cases go.

  • I got a DIP from halifax online within minutes. I only wanted it for viewing properties though & probs won't be submitting full app to them.
