halifax aip

Hi sorry another question from me!

I've heard that halifax aips are not a very good guide to them actually approving a mortgage (they check only the current address for example) I previously had a bank account with halifax that was closed 5 years and 10 months ago and was for the last few months in an unarranged overdraft until settled.

so my question is does anyone know when halifax do an aip, do they use info about past accounts with them at that stage and would give you a no answer if they though your account conduct was not good enough to give you a mortgage? Or do they not look at any details like this until full application stage?

    They just go through the aip with the info you give them and any payslips etc. They don't do a 'hard' credit search utnil you apply for it properly.

    Ok thanks but if they do a soft search then what do they get from that search?

    I suppose what I mean is if they only check salary and address details then when would anyone ever be declined at aip stage?

    Probably not unless your finances look dodgy at that stage.
    Or unless you mention that there are defaults/late payments etc....

    I had an AIP from Halifax and it was recorded as a hard search on my credit report.

    I wouldn't depend on an AIP to gauge your chances of your mortgage. Also the bank you get the mortgage with may not be the bank you get a mortgage offer on if you go with a broker.


    Also a look at your credit reports at the three main companies will more likely give an idea of your likeliness of getting on as well as income.


    I would suggest you get a broke if already not done so. It saves a lot of hassle. Don't Rambo your mortgage App, it isn't worth the stress.

    The Halifax system can produce differing results at aip and full applications stage.

    Clearly, your case is your concern and no-one can say for sure what the result of your application may be.

    A broker looking at the whole case may be able to make an educated guess.

    As an example we had one this week that I thought would pass aip but may fail at full app due to defaults four and five years ago. In the event it passed both at 90% LTV.

    This does not mean that I can assume the next one with a similar profile will not have a problem.
