Will I need to pay fees again?

I am a first time buyer and I've had a bit of a stressful few months. Basically my parents decided to downsize at the beginning of the year which meant I needed to find my own place. They offered to help me by giving me a gifted deposit.

I found a property, got a mortgage offer with Aldermore and it was all going well. The valuation was done, as was the searches. Then I had a big fall out with my step dad over the deposit and decided to pull out. My parents were struggling to sell their house (so the money wasn't available) and I think it was all just a lot of stress which boiled over.

My mortgage broker basically just said to let the offer run out and all would be fine.

In the meantime, my parents have now sold their property and have found a new one and I have moved out into a rented flat on a short term 6 month lease. During the move, me and my step dad made up and cut to a couple of weeks later (mostly due to me being completely miserable in my rented flat), my mum has decided to gift me the deposit again (after talking it through with my step dad) as they've got quite a bit of money left over from the house sale.

While inquiring about a different property, the estate agent mentioned that no one has even looked at the flat I was going to buy and wondered if I'd still be interested. I was reluctant because it was out of my new budget, but put in a very low offer which was rejected. However, we've managed to agree to a new price and it's been accepted.

So my question is this (so sorry for all the waffle!):

- Will I need to pay for another survey to be done on the same property? And will the solicitor charge me again for doing searches?

The estate agents think it's just a matter of the solicitors opening my file again, but I'm not convinced.

FYI: I will obviously be discussing this with my broker, but she's on holiday next week and I just want to put my mind at ease for a few days (or at least prepare myself for how much I need to spend).

    You will probably need to pay for a new mortgage report & valuation. Not a survey.

    The searches will probably need to be done again.

    The "shelf-life" of a mortgage report & valuation is six month, a search three.

    Affordability will be re-done.
