Garages, beach huts, woods etc

    with land comes responsibilities, fencing , clearing, grazing etc


    Woodland- no IHT
    woodland- overpriced (cant do nowt with it)


    Buy agricultural land, SFT entitlement and TAC out for grazing

    I must admit that I was/(am) slightly curious about agricultural land, but I believe that it only yields about 2%, it doesn't seem enough to entice me into stepping into the unknown. I know that the capital gains have historically been good, but that doesn't mean that they would in the future.

    Garage - just open that nice big door and they can congregate on the drive. Beach hut - on the front porch: the whole beach becomes a viewing gallery.

    I'd not buy land/woods: too much responsibility over something that could be used for fly tipping or a traveller encampment.

    I'd like to buy a beach hut, but the ongoing costs are prohibitive. e.g. £3k/year rent - yes, they aren't even freehold. If I could buy a beach hut for £10-15k and sit in it and enjoy it (and just have to worry about vandalism or the sea sweeping it away), I'd be down there buying one. Unfortunately, where I live, they're £20-50k for a regular one (often not the front row where the beach is) .... then £2-3k (or more) annual rent ....then, if/when you do sell, you have to give £000s to the site owner too. And, on top of that, there's the £5-7/day parking charge just to go to it. It's a rich man's game, just owning/using one.

    Garages: I'd buy one to rent out, if it were round the back of my house and I already had one for my own use and it were surplus to requirements. Nothing that's not close. Too much of a liability if it's a long way away. Then you think "do I need/want the hassle for a few quid?"

    With Google cars it might be the end of parking problems, the old buy a car, use it a bit but have it parked mostly concept will become usurped by the more efficient computerised supply and demand hire car system.

    So I'm thinking garages may not be the best medium term investment.

    In the long term, however with new change of use laws, they could become little gold mines but that's a long wait I reckon.

    If that were to occur, in, say, 20-25 years' time, those garages would be used for either storing cr4p that small houses don't have room for -or- redevelopment into rows of studio flats. Could be a better investment for the "lucky", who would, of course, then call themselves "savvy".

    Yes, you buy the hut and have a license to occupy the land, along with all sorts of rules about what you can/can't do. You rent the space it stands on and that's it. Then, when you sell, you pay a transfer fee.

    The "cheap" ones near me are up to £50k, the expensive ones start at about £200k.... and you still don't own the sand it sits on.

    You've no car access - if you want to maintain it there are rules as to what you can do and when - you can't stay in them overnight - you can't have BBQs - you can't paint them in any colour you want. There's no running water and no electricity and even the amount of gas you can store in the hut is restricted (e.g. one small canister).

    The £200k+ ones you can sleep in overnight, under certain conditions/in certain months only. Still no water/electricity - just a public loo block and standing taps for water.

    You don't buy a hut for comfort/enjoyment - it's more about "being seen to own one, making you posher than those that don't"

    Right now, on RM, cheapest close to me is £20k (back row/occasional glimpse of water as you're behind the huts in front), next one's £45k (front line/sea view).
    Pricewise, the next four are £48k, £48k, £55k and £55k.

    For those it's £1200/year for the annual license fee + the rates/council tax.
