HTB Equity & Incentives

Hello,
My wife and I have found a developement and possibly a plot that we are interested in. Before we go see the sales advisor I was hoping to get some advice.
Is it possible to obtain a discount on price with HTB Equity and also it it possible to obtain incentives such as stamp duty paid, legal fees etc on the HTB equity scheme?
Also anyone have any recent experience of buying a new build from Charles Church or anyone in general in regards to getting discounts incentives?
Any comments would be appreciated.

Builder cash incentives are allowed under HTB Equity Loan.
Some lenders limit incentives to a lower level, but the maximum possible is 5%.
A discount, being a reduction in the price, is not an incentive. You are simply paying less for the property.I am a mortgage broker.
