Mortgage/Loan Help request

I would appreciate some advice. I currently have a 2 bed roomed flat in London which I bought as a residential property for myself some years ago. Due to redundancy I now rent out the flat with the agreement of the Nationwide Building society and moved back to the family home. I have recently started back in full time employment and earn around circa £20,000 per annum.

I have two mortgages on the property one for £33,000-12 years to go on the mortgage and a second one which was to buy the freehold for £10,000 - 12 years to go on the mortgage. Both mortgages are with the Nationwide and are not buy to let mortgages. The property is valued at £300,000 and all the flat owners own the freehold.

We now have to have some work done on the building and I need to raise between £15,000 to £25,000 to pay my share of the work bill.

Nationwide will not extend my mortgage but will lend me the money. I would prefer not to do this as the repayment terms for the loan are larger then my current mortgages combined.

Can anyone recommend a mortgage site or broker that would be able to help? I will eventually move back into the property so don't want a buy to let mortgage if possible.

I would appreciate any advice that may be out there.
