Hi
I know that I am not a fabulous potential customer as I only earn £23k from part time employment, £5k through tax credits and child benefit have two small children and am 45. I have a secured loan of £26k and credit card debts on 0% cards totalling £8k. I have a house worth £200k and a mortgage with GE Money of only £90k on it and my credit rating is over 400 equifax points.
I'd like to remortgage to consolidate at least the loan and mortgage but don't think anyone will touch me. Am I right?

£23k working part time isnt a bad wage.
I think the sums probably do stack up, have you had a play around on lenders affordability calculators?I am a Mortgage AdviserYou should note that this site doesn't check my status as a mortgage adviser, so you need to take my word for it. Thanks, ACG, I have tried the affordability calculators and no one seems to want to give me a mortgage DFW. LBM £46,490 on 23/2/17.

How many years have you put as the term?
When do you intend on retiring? You could potentially get a 23-24 year term, although it is dependent on your retirement age.I am a Mortgage AdviserYou should note that this site doesn't check my status as a mortgage adviser, so you need to take my word for it.
