    Thank you for all your advice yesterday. Spoke to a broker this morning who has told us we will not get a mortgage without a 25% deposit, so looks like we will have to rethink our plans...

    If you told the broker just the above and they said it cant be done, speak to another broker.
    There is no harm getting a second opinion.
