council tax bands 5yr old property

Hi there, i am in the middle of buying a 2 bed ground floor flat currently valued at £92,500 which was built 5 years ago.
I checked out the council tax banding and was very surprised to see it was band B (I had thought it would be band A) because both my mum and sister both have 3 bedroom houses in a more expensive area and they are also band B!
Both my mother's and sisters houses are worth in excess of £160,000 so not far of double the 2 bed flat. If I use the house price calculator to work back the value my flat would be under 40k in 1991 but obviously it was only built in 2010 so how does this part work?
If anyone has any advice on whether I might have a case for lowering the banding or if there are different valuation/banding rules applied to newer buildings then I'd be grateful to hear from you

The same rules apply for banding whether it's a new build or not - the problem is that similar types of properties may not have existed in the area back in the 90's so an estimate of the value could have been made without similar properties for comparison.
If you think your band is wrong then you can ask the Valuation Office to re-check the banding.I no longer work in Council Tax Recovery but instead work as a specialist Council Tax paralegal assisting landlords and Council Tax payers with council tax disputes and valuation tribunals. My views are my own reading of the law and you should always check with the local authority in question.0
