I want to buy a new-built house for 200k. I have 140k in savings. Is there a way to manage to pay pay a deposit for the home and invest the rest savings, so that I will repay the interest only for 10 years? Or any other way so that I will minimize my losses?

I think you need to post this on the mortgages and endowment boards, where the mortgage experts will read it.
They are not allowed to provide financial advice on this site, but if you posted your numbers they will be able to suggest the possible options open to you. You would then need to find a decent mortgage broker in your area.
