I've just been given the great news that my mortgage application was successful and the written offer is in the post.

What's so special about this?

I've spent 3 years on a Debt management plan, completed this January 2014. I've got 8 defaults on my file dating 2010-2011 settled or part settled Jan 2014. Arrangement to pay markers for 3 years with Barclaycard. Most of these were around £3k-£5k.

Despite all of the above I've just been offered a mortgage at 2.14% with the Halifax.

2 of my defaults are with the Bank of Scotland so I was really nervous about this application and amazed when it went through.

I had prepared myself for rates of 5%+ with a file like the above.


Bottom line is if you have any sort of complications especially self employed, adverse or both in my case then get a broker who knows what they're doing.

There options out there, only a good broker will find them for you.

    Discharged bankrupt here with some wrongly marked AP markers that have been a nightmare to get removed with one agency. 90% mortgage offer with Nationwide in the post. I couldn't be more grateful to our mortgage broker (whole of market independent!)

    General approach seems to be "DIP it with Halifax and if it declines I'll actually do my job."

    If they did they would be mugs.

    My overall case obviously looked positive for halifax, I had told my broker I want this right first time even if it was 1% or so more.

    I had 20%+ deposit and 6 years with Halifax mortgages without missing a payment.

    Great result for me, a good broker is a must.

    Yeh, I'm sure my broker got lucky...

    For anyone who's in interested I used Reach Financial Services who are a part of Payplan. They've been fantastic and obviously deal with this type of case every day.

    Being an existing customer is an advantage. Rather than a totally unknown quantity as far as the lender is concerned. What may also influence the outcome is the creditors you defaulted on. Barclaycard not being part of the banking group that the mortgage is through. So there's various facets to be considered post DMP.

    Great news that you got a mortgage.

    But on a more macro level, it would concern me that lenders would still lend money given that kind of history.
