btl for oldies?

I know some lenders will consider pensioners but would pension income of just under 20,000 be a problem? We are 68 and 64 and own our home. We have 45,000 as deposit and are looking at a property for 140,000 which would rent out for 650pm.
We will have another 30,000 next year from a maturing investment and my husband earns 500-1000 net per month from freelance work. The aim would be to pay down the mortgage as quickly as possible, or at least have the money put aside to do so. Advice, comments appreciated!
