Mortgage with defaults on credit file

Hi all,

When my marriage broke down four years ago my ex-husband stopped paying a loan that was in joint names, the bank issued a default on the loan and he remains in arrears (it was money to pay off his previous debts so I don't and haven't been able to pay towards it). Our house is now being sold so this will finally be paid off.

I live in a rented house at the moment and my landlord is about to increase my rent so I wondering whether any people with insight could give me an idea what my chances of getting a mortgage might be. I feel unsettled in a rented property and would love to live in my own house again.

When the house is sold I will be debt free and have a 20-25% deposit available. The only items on my credit file are two defaults related to the loan and linked current account. Everything else is up to date or settled. I know the numbers mean nothing but just for an idea Equifax says my rating is 379 and fair.

Any help is greatly appreciated :)
