So after a stressful 10 weeks, we have been told our mortgage offer is on the way from Santander, natwest declined us based on overdraft use Which are now all clear (it's amazing what having a focus can do to your spending habits!!) plus we have money behind us. Aiming for 22 May completion. Just want to give hope to anyone currently waiting on a mortgage application. Also a few tips:
1) avoid in-house Estate agent mortgage advisers. They do not have time to give your application /circumstances their full attention. Impossible to get hold of to the point of you feeling like a stalker.
2) find an independent broker, we used unbiased.co.uk to find one, it's paid off for us.
3) people say not to become emotionally attached to a house, but if you are an emotional person then you are not going to be detached from the process. Just try and relax lol
5) there is a lot of super advice on here - i wish I had done the research before I put an offer in on a house but I tend to go steaming in lol
6) if you have a timeline in mind - double it and you will be about there lol

I would just like to take issue with point 3. If you have a decent mortgage broker you will not need to hassle them.

Yes ellie27, had offer accepted 24 February!! They marketed for a quick sale as they had already sold a month before and their buyers couldn't get a mortgage. So we viewed on 22nd, again on 23rd and offer accepted 24th. Saw MA in estate agents (scowl) 4 March and submitted application 7th March. It took natwest 5 weeks to decline us, and that was with me chasing my adviser constantly!! Gave up on him although he got us an AIP with Halifax the same day I said thanks but using someone else. New broker was fantastic, it's 3 weeks today since I called him in tears lol. I could kiss him ha ha but will settle for giving him a nice bottle of wine. Don't know if that's a done thing but 3 weeks ago I thought we'd lost the house.......When life gives you 100 reasons to cry, show life you have 1000 reasons to smile0

Yes Betmunch - I do agree with you and I just wish my experience had been with my current broker from the off! I haven't had to hassle him one bit but my previous one, well I bet i placed 40 or 50 calls/texts/emails and got hold of him 6 times.......
