I have a good rate with HSBC and want to move it to a new build

Balance 60K
Looking at new build for 85k
Is it as simple as porting over 60k balance and 25K deposit onto new build?
Will HSBC need to do credit check, had not issues with mortgage for the 10 years i have had it

No. You'll need to go through the full application process. The term porting only relates to your existing mortgage terms and conditions. The key ones being your existing interest rate and product terms.0
