    i know some one who is in between work and he want re mortgage his prop is it advisable as paying std rate at present as fixed has ended

    I would do some more numbers to check based on this senario

    max out the payments on 1, low as possible on 2,3,

    see if you can get back the ones on 3 and over pay 1 even more.

    check the policy to get a retention deal on 1(without 2,3) when the ERC runs out(it might change).

    if the numbers say stay as is review every few months and be ready for when the ERC runs out.

    How much could you afford if rates move up?
