Continuous problems with Leeds BS

Brief: I have been living with my partner for the last 5 years, and decided its time to buy our first home together and apply for a mortgage. We both have full time jobs and saved up enough for a deposit.

We went with Leeds BS. We got a decision in principal. Having got all the correct documentation, as advised, we then proceed to full application. And this is were all the problems begin.

They lost all our documentation 3 times!!! They spelt my name wrong. They keep saying then don't have certain documents when they clearly have. Each time they request something new we are push to the bottom of the pile. The have had every single bank statement of mine for the past 3 years and thats not enough. They are a nightmare, and keep making mistakes at their end.

Its been 3 months now of back and forth of waiting and them requesting new things. I am literally at my wits end and its really bringing me down.

I am with a mortgage adviser and he has said, i have given them everything the have asked for and now its become a joke and have never seen such poor service before. He has made two formal complaints on my behalf. but still nothing is getting done. I am getting constant pressure from the vendors, and its at the point where i may loose the house because Leeds are taking so long, through no fault of my own.

What can i do? Im seriously at my wits end. :(

    Leeds are well known for being awful to deal with.

    Your options are:

    1. continue with them in the hope they get themselves together.

    2. Start again with a lender who is specifically known for a fast turn around.

    I would go with option 2. And I would have done it 2 months ago! Take decisive action

    I have thought many time about pulling out and going with a different provider, But all the solicitor fees are paid for and all the surveys. Would I lose this money?

    LBS are clunky but rarely this bad.


    Lenders sometimes try to mask what has actually happened by feeding the broker or client with a version of the story they feel they might prefer to hear.

    (i.e. Tom accidentally deleted your file is replaced 'system problem')


    You and your broker need to make a decision here as Bet says.

    If i pull out now could I just transfer everything over? or will I have to make a whole new application. I am a first time buyer and this is all new to me.

    Pulling out now would mean a whole new application and the lose of any fees paid to the Leeds.


    Solicitors costs I would expect to be safe assuming the new lender lets you use the same solicitor which is likely.


    The right choice of lender could (and I mean COULD) get you a full offer within a week

    Update : as of right now I have just been told that leeds will only accept searches via Equifax, and nothing else.

    Just another example of something else they requested but already had, and them not checking the documents they have already received. :/
  • Hi,

    If the survey hasn't been carried out yet, Leeds would refund the survey fee. However, they would not refund any admin fee if applicable Solicitor fee shouldn't be an issue as their fee is not lender specific so it shouldn't make a difference if you change lenders.

    I would definitely change lenders and would have done long time ago as others have mentioned. I tend not to use Leeds for my clients as I've used them a couple of times and its been a headache.

    I'm sure the estate agents must be after your life to get the survey booked and the mortgage offer issued. Discuss with your broker and look for a lender that has a quick turnaround time such as Halifax or TSB (I've had mortgage offer from the within 2 weeks from submitting the application recently). Abbey are quite good as well.

    Unfortunately, as many posts on this forum will confirm, this is typical of Leeds B S, and the reason I warn all clients (often they have market leading interest rates) of potential processing demands and delays before submitting an application.

    If they haven't already done so, ask your MA to contact their Leeds' BDM to explain the protracted requests and delays, you are considering a complaint, and need assistance moving the application forward. I am sure this will be a better alternative to a new application with a different lender. Good luck.
