    What's your wife's current position is she still in a DMP or arrangement to pay with her creditors?

    EDIT - I suspect that in some cases, when a broker tells you you have "no chance", they mean you aren't worth the effort to them when they can pursue easier options.

    Thought that too. The guy couldn't walk away fast enough on Friday, citing his "code of conduct" and telling us he couldn't help us any further, but was back the following day with an alternative.

    I suspect I've put too much faith in someone who didn't deserve it.

    All debts settled by last summer. No current financial problems. It's all historic.

    Might sound like a stupid question, but how? We were put in touch with the original one by a housing developer when we looked at a new-build, and just continued to use him from there. The only other way I know would be to call a few and see who I got a good "vibe" from.

    Sorry, super busy day.

    The broker is making a bad situation worse, clearly inexperienced but not willing to admit it.

    Leave that one well alone. As many of the brokers on here, this should be a relatively easy place and certainly on competitive terms you just have to know what you are doing.

    I think we should be asking you, how the hell did you get a Saturday appointment in any branch let alone Barclays/Woolwich???

    They would not be giving up a prime Saturday appointment unless they expected a result too.

    That said, going via a broker and you may well save yourself costs as there are likely to be better priced homes than Woolwich for this.

    It would appear the advice given here and that received from the Woolwich was spot on. Mortgage was approved and an offer is in the post. The underwriter didn't query anything about our application, income or credit history. It went straight through.
    Original broker is now totally discredited in my mind. I'm really angry with him for the enormous stress and anxiety his incompetence have caused. We came close to giving up on buying a house for no reason. At least it's turned out okay in the end. :) Thanks.

    Good to hear its gone though.
    Its also a positive that the 3-4 brokers on here who replied all had it right too... It shows that you probably just got unlucky with the one you went with.
