    What is the drawdown deadline of your current mortgage product, and what is the drawdown dealine of the new one?

    Santander will allow you to change products without charge within the two weeks before the expiry of your current product.

    If completion is still five or more months away, you may waste your money paying to change now.

    Oh I see - current is end of September, new one end of October. I didn't know about the two week thing. However, completion is still marked as August / September, so if in August, I guess I wouldn't be able to? The new build is already built (converting old offices) so potentially they will complete towards the earlier part of the window.

    I'm also of course thinking about if they put the rate back up again by that time but there is no way of knowing that sadly!

    Of the sites we look after, the one with the most unpredictable completion deadlines was an office-block conversion in Reading.

    These are now months behind in some cases.

    That's interesting to know - this is the developers office (a very large double fronted house) being converted into two flats, so hopefully less of a risk. The delay is due to them building a new small block next to the building, but that appears ahead of schedule at the moment. Fingers crossed it stays that way!
