Mortgage pre-approval process

I would like to recognize what sort of commercial loan documentation is used here in Canada. Like, if a person acquires a loan from a bank, he or she is required to sign loan documentation forms like personal guarantee, borrowing resolutions and disclosure statements, promissory notes etc. Actually, I am planning to get a personal loan from a mortgage investor from 5 Year Mortgage Rate, Canada to my new apartment. Also want to know what are mortgage pre approval process in Canada? Would anyone here know of the list of such documents which are applied in the commercial loan documentation process? It will be appreciable if anyone add your valuable inputs.
