It's rewarding to be able to help nice, decent people and them getting the keys to their new home..

I often see people on here worrying, not being educated or managed by their branch adviser or broker and in reality a decent process comes down to 3 things..

1. Tell the absolute truth. Do not try and be clever with your adviser/broker, even if unimportant do not let their be any surprises
2. Self help - as brokers we require loads of documents, don't just send half or the ones you think. If your broker asks for something, don't worry why or argue why you don't think it is necessary, just send it as quick as possible. The OP for example was brilliant at providing everything day one and again if requested and or the offer in 3 days
3. If you need a broker (not everyone will genuinely) then ensure you get the right one first time. Not an estate agent one, or a friend of a friend as you feel obliged, or a free one as they are free (often counter productive in my opinion) just a decent one

Stress minimised, estate agents (sorry vendors) reassured and the home you wanted..
