Can anyone offer any advice?

Hi all, I am hoping someone out there is able to offer me some advise for my brother.
His ex wife and him broke up and divorced 7 years ago, as his little boy was so diddy he gave her the house and came off the deeds and land registry of the house... But stayed on the mortgage with a verbal promise that when she is on her feet he will remove him from the mortgage.
7 years later he is still on the mortgage, re married and looking at having another baby, but without coming off the mortgage my brother and his wife cannot get a mortgage and build a home. His ex wife is happy and living there with her boyfriend and his child.
She is going back on her word and is saying she will never let him off the mortgage.
Please can anyone help? He is devastated and would never see his son homeless but it's only fair that they can both move on properly.

He would need to go down the legal route of forcing the sale, im not sure how successful they would be though - depends on the age of the children.
