Remortgage Calculators

my current deal with abbey runs up in oct 07 (currently +0.4% tracker base rate) (going up to 7.59% in oct 07)
i'm using our mortgage broker for the transaction, but just doing a bit of homework b/f meeting.
why doesn't HSBC & ING show up in most morgage calculators? in my opinion, they have good deals for me... (no tie in, no redemption fees, no remortgaging fees, current rate 5.99%)
btw the particulars are:
current value of house £212000
mortgage £137397
annual salary £28000 + £5000 annual bonus. (already payed £4100)
must have ability to overpay up to 10-20% value.
looking at reducing over cost of mortgage, upfront fees are fine (within reason)
looking for interest only
looking for max 2 year tie in
looking at tracker or variable perhaps capped as well?
i'm currently on HSMP FLR visa, due to expire march 2009. am eligible for ILR (permanant residency) in sep 08.
any suggestions, most helpful.

? sorry but i don't get your analogy. ?
i'm just trying to do my research. is there anything wrong with that?0 -
Meggles,
Take no notice. There is absolutely nothing wrong with taking charge of your finances and doing some research yourself. This will put you in a better position when talking to a broker as you will understand more about the various mortgages open to you.
Have you tried using www.moneysupermarket.com, www.Find-The-Right-Mortgage.co.uk, www.Fool.co.uk/Mortgages, etc.
I don’t know if they are any good but I just googled mortgage comparison.
Good luck0
