Ive had an offer accepted on a property at 77500, i have 23000 saved, i want to use 10000 as deposit, 10000 to do complete works on house and buy items as im currently living with parents so need to buy everything.
before making an offer i used a large number of websites to get calculations and they all said a mortgage would be fine, however yesterday i spent 2 hours on phone with tesco who passed me through first 2 stages of application but on 3rd stage said they couldn't lend to me as LTV was too high, despite them saving monthly outgoings were fine, credit rating is fine and them knowing the LTV right at the start of the call. im now worried i wont get mortgage i don't want to loose this house.
is it possible to get mortgage for 67500 on salary of 23700?

These extended phone calls with a no at the end that should have been obvious at the begining are too commonplace.I am a Mortgage Broker
