Agree with all the above.
Any broker with experience when presented with a studio flat will check the area of the property. I would also advocate talking the individual property through with any prospective lender before submission.
Countrywide may be trying to get out of this cheaply as it is a non regulated case if you are letting it out. Therefore the FCA wont beat them up about it.
Quite how you can identify material loss other than the valuation fee I am not sure.I am a Mortgage Broker

Update. I took this to the FOS and they support our complaint and in addition to the fees associated with the flat, they have states £500 compensation is fair which has been agreed with Countrywide.
Should I accept this compensation? It doesn't even cover the conveyancing costs for the seling the flat but I feel without escalating to a solicitor and potentially taking on further costs this won't be improved.0 -
Accept it and move on, far less hassle than going to court.

The FOS will have already charged Countrywide £500 to tell them to pay you £500.
The FOS will be happy because they banked some funds and the £500 payment is their decision.
