Conveyancy Extra Costs After Quote And Deposit Paid

We recently got a quote from Harmony Law Solicitors or Ross Coates, Same ones I think.

It was for a shared ownership house.

We got the intial quote from a comparison website and we had always stated it was shared ownership.

We got a call about two weeks after paying a £300 deposit saying they would be needing £300 more as we hadnt told them it was shared ownership.

I have emails as proof with me stating that its a shared ownership house.

I rang them and they said its because we hadnt told them its a new build. But firstly if being new build is going to so time consuming and more expensive, isnt it THEIR responsibility to ask us. Secondly in an email I sent to them I more or less stated its a new build leasehold, as I told them its still under builders warranty.

So Im not happy paying this extra cost, and they have said we are free to instruct someone else. But this is after 3 to 4 weeks of the quote etc.. Also if we did instruct someone else would they have to give all our money back?

Is this a valid reason for them to demand more money?

    Unfortunately most conveyancing costs even themselves out and the ones at the top of comparison sites, almost always add on extras.

    Most solicitors would charge extra for this sort of process as they are more involved, but most would probably handle it slightly better.

    Newbuild, you'll be paying the builder's engrossment charges via your solicitor.

    Leasehold, there's extra work involved.

    Can't tell you about refund. You'll have to ask them.

    Yes however I have an email which clearly states all the above and thus should have been used in making their initial quote

    I thought you said you got the quote from a comparison website, rather than a direct enquiry to the firm in question?

    Either way, you are going to have to continue with this firm and pay its charges, or withdraw and find another firm to act for you.

    They do not have to stand by the quote you have.
