hi
i am looking to buy a new build £201000 we are getting the 20% deposit of 40200 and have a deposit of max 15000.. we have been talking to natwest and got an appointment on friday - both our salaries of combined £46000 go into the account. we have a dfs loan of 4000 and credit cards 1 at 1900 and another at 2800.
i have a satisfied ccj from 2009 satisfied in full 2011, the affordability is not a problem at all.
i have only 2 payslips though from current role but natwest have all my details as i have banked with them for 5 years no overdraft or any issues like this..
my credit score is still in very good regardless of this ccj and my partners is good.
do you think we are stupid trying for the natwest and should we be using a broker who could guide us through this better.

Do you hope to get any builder cash incentives, such as stamp duty paid, or legal fee contribution?
Do you want to meet a 28 day exchange of contracts target?
If you do, I would stay away from NatWest. Incentives aren't accepted and will simply be deducted from the valuation and they are so slow at the moment you may get some resistance from the site.I am a mortgage broker. no incentives - need to have it all in place for 10th july... wanted nationwide but site is full of nationwide customers..
