I sympathize with you, There's no way to renew earlier?"It is prudent when shopping for something important, not to limit yourself to Pound land/Estate Agents"

Apparently not - I spoke to the Home Office and they advised my husband could apply only 4 weeks before his current visa expires - so mid August.
That's a shame, I was in a similar position, only not buying a house. The visa came back within 6 months of applying. So the delay will for you will be large in terms of buying a house.
The Indefinite Leave visa, omg that took nearly 13 months to come back. Make sure you get a fast track application.
Will lenders accept you alone, I presume you don't earn enough to cover the mortgage on paper?"It is prudent when shopping for something important, not to limit yourself to Pound land/Estate Agents"

There's at least one lender who will do this as he's been working here more than three years.
I assume it's above 75% as at or below that, Santander don't take any interest in visa length.I am a mortgage broker. Thanks kingstreet, that's really reassuring to read. Yes, the LTV rate was 85%.0

Can you raise an extra 10% deposit from anywhere0

Probably not - could possibly go to 80% at a push.0
