Mortgage application had wrong date of birth!!

Hi all

Have posted on here a few times in last few weeks- my buyers mortgage has taken forever to go through and her broker has not been the best.

So, valuation was done and last week she was advised by Natwest that offer should be ready by Monday/Tuesday this week. Still nothing yesterday so she chases it up and long story short she establishes that broker put her date of birth down wrong on the application (this explains why they had so much difficulty doing her credit checks and had to request a huge amount of documents). She is fuming and is now dealing with natwest directly who advised her to take passport and utility bill to local branch and they would Scan and send it. She's done this and has spoken to the head office again who have said the earliest that can look at it is Monday.

We're meant to be exchanging a week today with a view to completing two weeks today!!!

Does anyone have any experience of this and how likely it is that she will get her mortgage offer in in time for exchange and completion? Presumably as thy have loads of documents from her and it's just a case of running through he correct credit checks it'll be swift?

    A miss-keyed date of birth is easily done and easily sorted.


    If she has pushed her broker aside to 'take over' herself it will not speed things up.


    Either way whatever is actually happening it is out of your control.

  • Thanks amnblog. Sadly she has experienced numerous problems with the broker she used and he is now avoiding her and not returning any contact she's attempting to make with him. As such I think she's decided that she would feel more comfortable taking control of it herself. It's a shame really- we had an a celebs broker and our mortgage offer took 6 working days from application to offer. Hers has taken over 9 weeks so far and I think she has lot faith and is feeling anxious.

    Do you know if they will simply re- run credit checks with the correct date of birth? Will it take long?

    Sadly, many mortgage advisers can barely spell their own name. To illustrate this, I just did a search for unsponsored mortgage advisers on unbiased.co.uk, and this is the description of the one closest to me:

    Helpful, personal advise with your requirements. Are you a first time buyer, or maybe exploring BTL.

    If they make several mistakes when describing their own business, would you trust them to enter your DOB correctly?

    Make sure you get a recommendation for a local adviser and carefully review the fact-finder document for errors. If they make mistakes, ditch them.

    Reading between the lines I suspect these delays are more about your vendor and what you are not being told, than the broker and finger trouble on application.

  • Do you mean my buyer?
    I originally thought that- but she instructed her solicitor early in the process and from the solicitors perspective everything has been done- it's just the mortgage application that's slow. So that makes me think that everything is genuine....

    Hi Haley,

    I am in a very similar position to your buyer at the moment.

    My application was sent to Natwest via my broker on 16th March and I still don't have my offer through. Natwest initially lost my application despite it being sent recorded delivery which held it up from the very start. They also came back a few times to query different things on the application and every time by broker replies it goes to the bottom of their pile again.

    Our date of completion is also 2 weeks today, but it is a family purchase and its not a major problem if it has to be changed.

    We are in Scotland so this also means that a valuation doesn't need to be done as this is done as part of the seller's home report, so it has taken over a month to sort even without having to wait for this to be done.

    If your buyer is saying they are experiencing delays then he/she will be telling the truth.

    I am told my application is currently with their offers team so hopefully I will be hearing in the next few days (although I have said this to myself several times this last month).

    I think exchanging a week on monday is pushing it.
    If your buyer has the legals started now then there is a good possibility you could exchange and complete on the same day in 2 weeks time meaning that you still end up completing when you were expecting to.

    Although in saying that, im not entirely sure how you have an exchange and completion date without a mortgage offer.
